New, revised retail plans introduced for Crocker Village

Developer Paul Petrovich has submitted new and revised plans for retail development in his Crocker Village mixed-use project.

A pair of development applications, submitted to the city, aren’t necessarily for immediate projects, but ones that could happen soon, he said.

One application changes slightly the retail center Petrovich wants to build on the northwest corner of Crocker Drive and Sutterville Road, at the southern end of Crocker Village.

Those plans combine a series of small shop buildings into three larger buildings for multiple tenants. All three buildings would be immediately west of Crocker.

Petrovich said the primary reason for the change is to allow greater pedestrian and patio areas around the buildings. In particular, small restaurants and cafes would now have the option of more attractive outdoor seating on the west side, with the buildings blocking them from the sun.

The three buildings are 12,939, 12,911 and 8,029 square feet. Plans with the city show they could be divided up into 16 separate spaces.

“I’m changing nothing with the anchor,” Petrovich said. The anchor is still planned to be a Safeway grocery store, but Petrovich has filed legal action

against the city for denying a use permit for a Safeway-branded gas station with that store. That suit is scheduled to be heard early next year. Because of his confidence in winning that action, Petrovich said, he believes construction could start on the center next year.

Separately, Petrovich also filed plans for a single-story, 40,000-square-foot commercial building at 2325 10th Ave.

That property, about 2.4 acres, is within a designated “flex zone” in Crocker Village north of the proposed shopping center.

An affordable housing project called Curtis Park Court was developed on the other part of the flex zone. Petrovich said he’s gotten retail interest for the neighboring property, but no signed leases until the site has gone through full city design review.

“This application is so that I can deliver it in a timely way,” Petrovich said. He added his review of current market conditions convinced him retail is the best possible choice for the property.
